This purchase was an REO that was brought to us by an agent we had bought a few deals from. It is located in the very good neighborhood of Mission Hills near San Diego, California.

The hair on this deal is that the City had put a lien on the property due to numerous code violations.

Before we bought the property we met with the City to assess what had to be done and bought it. Well after a bureaucratic nightmare it took us from September until the end of December to get through plan check

We did the garage in white stucco – keeping it simple with a nice dark gray cement.

Hand scraped/distressed dark walnut floors in living room and at bottom of the steps

Custom Storage

To the right of the garage I decided to add cement and will also add a gate to the front and a door from the garage so the new owner will have more storage and can put things like trash cans, bikes, misc. outside and secure.


A vessel sink will sit on top of granite.


To break up all the cement everywhere I decided to create stepping stones out of the cement and aggregate to go in between.

Passed our nailing inspection on falcon
