Gabhart Investments Inc. is actively investing in 4-40 unit apartments within supply constrained markets in Southern California. We seek properties with value-add potential through implementation of one or more of the following strategies:

  • Interior and exterior renovations
  • Adding modern amenities to site
  • Improving tenant mix and retention
  • Branding and online advertising
  • Management practices and policies
  • Ownership and capital structuring

We have the resources and expertise to analyze apartment deals for value-add opportunities through interior and exterior renovation, ownership structuring, and financing. Our access to market data and financing sources allows us to efficiently underwrite and structure each potential deal. Tapping into our extensive multifamily experience, we implement a specific management strategy for each property that maximizes value and reduces risk for all partners involved.


Single Family Housing Investments


Gabhart Investments Inc. is actively investing in distressed single family homes in San Diego and other Southern California markets that have the following characteristics:

  • Southern California
  • 1-4 unit homes
  • Distressed REOs and short sales
  • Needs renovation/TLC
  • $400k or less purchase price
  • Require cash to close
  • Quick escrow period


When approaching us with a potential deal that meets the above criteria, we would appreciate any additional information that would make our acquisition underwriting and decision making more efficient. We look at many deals every day, so walking through the property first and compiling a brief report on the condition of the property and necessary renovation items gives us a more comprehensive package to start our analysis.
