The Opportunity
We found this property using the fresh to the MLS method; a traditional sale not an REO. This is one of the three properties I purchased during a 30- Day Challenge. Please, go to the video section to see that ‘smelly’ first walk, and the picture section to see some before shots.
As soon as I walked it, I called the agent (which I always do before driving to a property) from the front porch and asked him to write- up the offer which was accepted over 30 other bids, after having to raise my price $25,000 and offering a 4 day close (The trust ended up taking about 3 weeks to close)
This property consists of a 2 Bedroom, 1 Bath, and 850 square foot home on a large lot. We purchased it for $145,000.

The Shape and Color
I wanted to keep the vintage retro look on this property. We usually go through with the usual colors and new cabinets, but I felt this property deserved to be restored to its original beauty.
I liked the idea of using the original colors whenever possible, seeking the original beauty, ironically I saved on my rehab costs. The outside was supposed to be more of a mint color, but it didn’t turn out that way obviously. It seemed REALLY blue until we painted the trim and hung the shutters.

Acquiring the property
We were called on this property as a result of the marketing we have been doing with agents. This agent was contacted by me originally when I was selling Pennsylvania. She was a “cold call” I made to inform her of what I did and was looking for, she called me about 2 weeks later when this property was falling out of escrow.
After analyzing the comparable properties in the area, estimated construction costs, and projected construction time of the project an offer was made.
The appraisal on this came back at $350,000 based on our repairs we are going to do. The property has 3 bedrooms, 2.5 bathrooms, 1550 sq ft, and was built in 1977 but was remodeled in 2006. Given the convenient proximity of the remodel GII hopes to have a turn around time of two weeks with construction and five months of holding the property.

This purchase was an REO that was brought to us by an agent we had bought a few deals from. It is located in the very good neighborhood of Mission Hills near San Diego, California.
The hair on this deal is that the City had put a lien on the property due to numerous code violations.
Before we bought the property we met with the City to assess what had to be done and bought it. Well after a bureaucratic nightmare it took us from September until the end of December to get through plan check
