We purchased the property for $100,000 and anticipate a construction budget of $70,000 and a rehabbed value of $270,000. Our plans include adding way more curb appeal, fencing in the yard, and completely renovating the kitchen and baths. The surrounding properties near Maryland are in good condition. Currently the property is an eyesore to neighborhood and needs a serious rehabilitation.

Rincon Ave Project (Purchased 3/6/11)

Rincon Ave Project is located in up north in Sun Valley / San Fernando Valley. This place is a 3 Bed / 1 Bath 1370sf residence built in the early 50’s. Although not in our typical area for projects, Rincon was brought to us through a family friend and works out to be a very good deal for us.

Broadview Project (Purchased 1/13/11)

Broadview Project is located in Spring Valley. This home is 3 bed 2 bath 2,178sf with a bonus room above the garage. This oasis has several beautiful palm trees and an in ground pool. We purchased the property for $153,000 and anticipate a construction budget of $55,000 and a rehabbed value of $300,000. Our plans include moving the front entrance and building a new kitchen. We are adding a bath to the bonus room above the garage, which has a private entrance and can be used as either a second master or a studio for rent.

Shannon Ave Project (Purchased 12/7/10)

Shannon Ave Project is a 3 Bed / 2 Bath house which we will be converting into a 4 Bed / 3 Bath residence and adding over 600 sf. Ok so this deal seems to have come directly from Hawaii, we paid $323,000 cash for this 1775 square foot tropical wonderland. In addition there is a huge 320 square foot bonus room above the garage that is not counted towards the square footage. In addition to the 3 fountains, there are 2 extra rooms not counting a bonus room and a huge lot.

Falcon Ave Project (Purchased 7/28/10)

Coronado Project (Sold 11/ 18/10)

Coronado Project This property is 2 bedroom/1 bath in the Loma Portal area of Ocean Beach. The purchase price was $320,000 and were able to get a seller carry back for $230,000 at 6% interest only with only $1,500 in loan fees. This saved us about $13,000 in loan origination charges. We were able to immediately resale the property for $400,000 net of commissions with a total holding time of about 30 days.

Caminito Agadir Project (Sold 9/30/10)

Caminito Agadir Project The property has 3 bedrooms, 2.5 bathrooms, 1550 sq ft, and was built in 1977 but was remodeled in 2006. We were called on this from the marketing we have been doing to agents. This agent was contacted by me originally when I was selling Pennsylvania. She was a “cold call” I made to let her know what I did and was looking for and she called me about 2 weeks later when this was falling out of escrow. After analyzing the comparable properties in the area, estimated construction costs, and projected construction time of the project an offer was made.

Bullrush Project This was 3 Bed / 3 Bath house up in Escondido. Purchased for $200,000 and had a construction budget of $25,000.

5th Ave Project (Sold 9/21/10)

5th Ave Project This project is a 2 Bed / 1 Bath 850 sf house on a large lot. This is one of the three properties I bought in the 30 Day Challenge I made. We found this property using the fresh to the MLS method, this was a traditional sale not an REO. When I called (which I always do before I drive a property) to see if it were available they were just about to submit offers in a couple hours so I dropped everything, jumped in the car and took a look. As soon as I walked it I called the agent from the front porch and let them know to write up the offer which got accepted over 30 other offers after having to raise my price $25,000 and offering a 4 day close (The trust ended up taking about 3 weeks to close)
