Over the weekend we went to the UFC in LA and sat behind Janet Jackson, Ashton Kutcher and some other stars. We got some great pictures and it is nice to be able to do things like this.

Here is the fancy pants writing……
Over the past eight weeks, the interns at Gabhart Investments, Anthony Espinoza and Seth Struiksma, have learned the nuts and bolts of renovating residential properties in San Diego and have made valuable contributions to the development and growth of the business. In addition to interning at Gabhart Investments, both Anthony and Seth contribute much of their time on the Board of Directors for the Real Estate Society of San Diego State University.
Ok enough with the fluffy crap, Here is the no bullshit Curtis version…..
Those two spent there summers with a fat grumpy dude learning how what it takes to buy properties in this market WITHOUT GETTING PAID (the fat grumpy guy is me).

Well I was scanning the forum I post on frequently and read a thread stating a question that asks things like what is the
1. Amount of net cash flow of debt free income properties [units] nationally divided by number of individual private investors=what amount? That number would be ROI or cap rate.
2. Do the similar math for total residential real estate commissions earned nationally divided by the number of licensed agents = what amount? Again, either some assumptions or raw data might be used.
3. Take the ‘average profit/gain’ from residential sales nationally by investors both seasoned and newbies who either do wholesale flips or forced appreciation thru retailing. The ‘newbies’ would include those who have not done any deals yet.

Well here I am on a Saturday evening (after being here all day) putting pen to paper (more like fingers to keyboard) coming up with my 2010 strategy of buying real estate. I plan on 010 being a good year with no plans to hit a grand slam but just trying to stay in the game with singles and doubles. I believe that the people who can stay in the game, whether Real Estate or any other business will be there to take advantage of the opportunities that are going to come up in the future, it’s times like these that make great people, Not when it’s easy. I just wish sometimes the thoughts from my brain translated easier to paper and then back up again to the reader’s brain. I am hoping by writing in my blog it will help loosen the wheels since I seem to have had writers block.
Here is an outline of some things a PPM should have that may help your attorney understand what you are trying to accomplish (remember don’t be a cheap ass and try to create your own. You should not create your own but you may want to answer some of these questions so you can give to your attorney to help you create a good one)
